Portfolio Management Services inspects over 5,000 individual properties each year. Using our historical knowledge and experience we identify property investment opportunities for potential investors. This requires little input from you the investor, so offering a hassle free property investment experience.
Once an appropriate property for investment purposes is identified, Portfolio Management Services will endeavour to purchase the property on behalf of a potential investor. This may occur through private negotiation or through the auction process. In all instances Portfolio Management Services is looking to buy the property at or below the 'fair' market price. Our objective at all times is to work for the advantage of you the property investor, not for those selling the property.
To assist clients in reaching their property investment objectives, Portfolio Management Services offers a complete range of property buying, management and advisory services for residential and commercial property investment. These are generally offered as an integrated property investment package, but standalone services are also available.

Property Investment Process
Portfolio Management Services' investment process allows clients to invest in Australian property with minimal fuss, akin to investing in shares. Key steps are as follows:
- Client meeting and identification of property investment needs

- Allocation of investment property and transfer of title, plus legal formalities

Steps in the Property Investment Process
Step 1 - Consultation and Property advisory
The first step in any satisfactory relationship is consultation, so to initiate the process Portfolio Management Services meets with a client and, where relevant, their financial advisers. We do not provide financial advice but will establish parameters at this meeting to allow us to identify relevant investment properties. The key parameters are property type (residential, commercial, or industrial), condition (to define the extent to which a client is willing to upgrade a property), price range, and location.
Step 2 - Selection
In keeping with client requirements, Portfolio Management Services property investment criteria are applied to available property and relevant investment properties are identified.
Step 3 - Buying Property
Investment property is purchased under a nominee clause (Victoria), either at auction or by negotiation under private treaty arrangements. Clients are forwarded relevant details of the available investment property. The detail covers investment property description, its location, photographs, and a feasibility study covering financial information on the property.
Step 4 - Allocation and Transfer

Once you agree to purchase a particular investment property, relevant paperwork is completed, including a property purchase authority,nominating Portfolio Management Services to buy the property on your behalf. This allows the transfer of the property to you, our client. You are also asked to nominate a solicitor who will act on your behalf,and to provide a deposit of 10% of the property's purchase price.
NSW
Variations in the relevant legislation between states mean that in NSW we cannot purchase properties under a nominee clause. This means investment property selection is more immediate. Relevant detail including location, photographs or a virtual tour together with a financial feasibility for a property are forwarded to you so that an appropriate residential or commercial property can be identified.
Once you agree to purchase a particular investment property, the property is purchased either through the auction process or by negotiation through the private treaty process. At this point a deposit of 10% of the property's purchase price is required.

Step 5 - Settlement
Settlement on your residential investment property or any commercial investment property will normally take place within 42, 60 or 90 days. This process is completed in association with your lenders (if relevant) and your nominated solicitor. During this period the necessary mortgage documents will be forward to Portfolio Management Services and we will arrange for them to be executed by you and returned to your solicitor pending settlement. Also during this stage of the process Portfolio Management Services will arrange for house insurance.
Step 6 - Investment Property Refurbishment
Given that you choose Portfolio Management Services to manage your investment property post settlement, we will arrange for any necessary repairs and refurbishment to be completed. Where possible we will arrange for this to occur before settlement, so that your investment property is immediately available to tenants.
Step 7 - Tenant Search and Selection
Portfolio Property Management will locate, screen, and install suitable tenants. We will arrange for tenants as soon as practicable after settlement, so maximizing the revenue stream from investment property.
Step 8 - Ongoing Property Management
The performance of your investment property is very important. Each month you will receive a statement keeping you informed of your property's rental position. There are also Portfolio Management Services' quarterly newsletters, Property Outlook and an annual appraisal of your property investment portfolio. In addition you will have password-protected access to your personal investment portfolio on our website providing a property investment record and covering all your property investments with Portfolio Management Services.
